OBERMEYER was commisioned
Cells Bauwerk GmbH commissioned OBERMEYER with the implementation planning for the renovation and conversion of the high-rise building with surrounding buildings as well as for the underground car park. There are currently 14 components on the 20,000 m2 plot. The aim is to create an attractive, public space. The 102-metre-high, 33-storey "Kudamm-Karree-Hochhaus" will remain the centre of the complex. A total of around 90,000 m2 of rentable space is to be created through conversions and new buildings. The cultural uses, which include the museum "Story of Berlin" as well as the comedy and the theater on Kurfürstendamm will be preserved.

OBERMEYER Challenges
A challenge that OBERMEYER met is the central location: The supply of building materials alone is accompanied by ever new interim conditions that must be included in the planning. The existing situation of the central high-rise building requires a great deal of planning skill: In order to create as much space as possible, the five lowest floors, which are located directly above the underground car park, will be extended to six. For this purpose, 80% of the base buildings will be completely renewed. In order to achieve weight savings, this is done – and this is almost unique in Germany – by means of steel composite construction. When replacing ceilings, intermediate states must be statically checked again and again. The installation of the new floor heights in the existing skeleton will be adapted to all existing stairs and elevator shafts. The current construction site situation is permanently compared with the planning by means of a digital twin generated model.
